News > Council endorsement for Green Park Masterplan
On Tuesday evening, (5thApril), Reading Council’s Strategic Environment, Planning and Transport Committee formally endorsed the Aukett Swanke masterplan ‘refresh’ for Oxford Properties' Green Park site. This follows two years of masterplan design consultancy advice to Oxford Properties' development and asset management team and detailed consultations with Reading’s planning and transport officers, and equivalent officers at West Berkshire and Wokingham District Councils whose jurisdiction extends into this premier Thames Valley business park.
Our appointment in late 2013 followed a design competition ‘pitch’ with the client seeking to revise and refresh the original Foster masterplan, and Outline planning application consented in 1999. Oxford Properties, who bought the site from the Prudential in 2011, aimed to address existing occupier comments on the original scheme and respond to new and emerging demands of future major occupiers.
Our design proposals build upon the existing character and quality of the Park but give greater prominence to new buildings, create a new gateway landmark building, provide greater presence from the M4 and importantly introduce new hub amenities and a new hotel. The masterplan ‘refresh’ also creates a strong connection to the adjacent Green Park Village residential development now coming forward with Berkeley Homes and the new Green Park station.
The endorsement by the Council’s strategy Committee is a major step forward for future development and importantly secures a 50,000sqm uplift in site density to accommodate growth potential in the Reading and Thames Valley region.
Cllr. Page concluded to the chair that the proposals represented, ‘an inspirational design approach to a premier site and fully supported the diversification of proposed uses’. The Committee gave a unanimous endorsement.
