Located in north west Moscow, the site is adjacent to the area indicated as the location of the future Fourth Garden Ring and will be highly visible when built. It has direct access to Volokolamskoe Shosse and Leningradsky Prospekt, with a metro station within 10 minutes walk. The project is divided into two phases. Phase 1 will constitute two low rise buildings connected via a shared reception, a basement with 400 car spaces and plant, and a separate above ground car park structure providing a further 390 car spaces. Phase 2 is a mid-rise tower of circa 16 storeys with three levels of basement.

A key aspect of the project is the 'wrap' feature to the building enclosure creating an urban form which relates to the dynamic nature of the future Fourth Ring. It provides an architectural language that visually unifies the two distinct phases of the development and creates a campus identity and city presence.
