No2 Forbury Place is the final part of our award-winning new landmark office development in the Thames Valley that brings Central London quality to Reading. Developed speculatively by owners M&G and development manager Bell Hammer the Forbury Place Estate consists of three buildings, two new office buildings and a third older building that has been renovated to compliment the estate. No2 Forbury Place was completed in 2018 and consolidates this exceptional high calibre development with dynamic architecture, quality finishes and proven success.
The speculative development creates a highly efficient, agile office headquarters building that provides unrivalled quality in Reading to attract national and international occupiers. The success of this was evident when No2 Forbury Place secured the biggest letting in Reading Town Centre for 3 years; since No1 Forbury Place was entirely let to SSE, which in turn was the largest letting in Reading for 25 years and the biggest deal in the Thames Valley for over a decade.
The massing and sculpted form of the 8 storey building responds to its gateway location and prominence from the railway, while responding sensitively to the historic urban context of the neighbouring Forbury Gardens. The east and west façades are protected from solar gain by vertical blades, which twist to create a sense of movement as one passes the building and gives the building its immediately recognisable and strong identity in a gateway location to Reading. Deep-plan naturally lit floor plates are provided through the introduction of a striking atrium, generous floor to ceiling heights and an openness that promotes views to Forbury Gardens and the wider Thames Valley. The building provides a new benchmark in the region for the promotion of health and wellbeing with its unmatched cycle and changing facilities.
No2 Forbury Place is BREEAM 'Excellent' and has Platinum Wired Score Rating. It was winner of the BCO Award for Best Commercial Workplace (South of England & South Wales) 2019, an award for which its sister building, No 1 Forbury Place was shortlisted in 2017.
