This project comprises a mixed use development which includes 220 apartments for sale, 12,000sqm of commercial offices and retail functions. The site is a key area for the transition of the retail dominated centre of Staines to residential and commercial zones to the east. This suggested that the site was suitable for mixed use functions.
The scale of development was defined in a previous Outline Planning Consent mainly for office use. Aukett Swanke undertook a validation study to assess the impact of the post-recession period market and to contribute to the new development brief for the site.
This was then developed as a more predominantly residential design and approved via the Section 73 Town Planning procedures in full consultation with the planning authority.
The design creates a new public square which opens up valuable frontage for the office, retail and residential buildings. The retail component extends along the High Street frontage, reinstating suitable ground level functions. The residential and office buildings allow for a two phased development. Parking is arranged in an above-ground parking structure set within the middle of the residential block to avoid basement construction and overcome high water table constraints.
