This integrated mixed use development comprises commercial offices and residential units as standalone investment plots and has been granted Planning Approval in May 2017. The 1.09Ha site is located in a prominent gateway into Staines-upon-Thames.

Our approach was to position the circa 9,800sqm new office building to complete the existing commercial uses on London Road, and 250 new residential units to the north of the site to complement the existing and emerging surrounding residential uses.

Our design for the office creates a gateway building to Staines town centre comprising circa 85,000sqft of Grade A office accommodation over six storeys. The office frontage is articulated as a dynamic response to existing surrounding urban scales and creates a strong central office entrance. Highly efficient floorplates are created by the positioning of the core to the rear of the building, to maximise daylight into the office and to provide privacy to the adjacent residential proposal.

The composition of the four residential buildings creates a visual permeability to and from the central landscaped garden with good aspect and views. The central residential building is taller with the perimeter blocks reducing in height towards the Green Belt to the north. Upper floors are set back to further control the street scale and create roof terraces which benefit from long views over the Green Belt to the north.
