A prestigious new development in the West End incorporating retail, residential and commercial office space which employs an economical plan form around an unusual split central core and atrium. The project proposed a new stone, glass and aluminium facade alongside a retained Edwardian facade in the East Marylebone Conservation Area, and provides a large, flexible office floor plate within the tight confines presented by the site.

The offices are optimised for natural daylight provision and are divisible into up to four separate tenancies. Displacement ventilation, along with the design of a high performance façade with a carefully calibrated solid to void relationship, offers significant energy savings over a conventional solution. The building achieved a BREEAM 'Very Good' rating.
