Aukett Swanke have been involved at every stage of this building’s life from its first inception in 1972, to the completion of a refurbishment and extension of it in 1994.

This is now our 3rd cycle working with the building, with a comprehensive refurbishment to revitalise the building to be one of the best reimagined offices in the City.

The existing building, which is itself a refurbishment of our original 1970s building carried out by Aukett Swanke in 1994

We were commissioned in 2021 by KanAm and Morgan Capital for the redevelopment of this building which comprises an extensive ‘back-to-frame’ refurb with two new additional floors and a predominantly new envelope to provide improved thermal efficiency and operational carbon while reimagining the building for the next generation of city occupier.

The building features biophilic design to every level to improve urban greening.

Upper floors benefit from private and communal roof terraces that benefit from stunning views over the Bank of England and Grocer’s Hall.

Almost 90% of the existing concrete structure is retained, with a new low carbon steel extension, achieving a 10% increase in overall net internal area on this constrained and sensitive site.

The building is naturally light with leading standards for thermal comfort, and air quality, with 40% more fresh air than BCO guidelines. On floor air handling plant provides maximum flexibility and control for tenants and contributes towards the building’s target of NABERS 5*.

The project targets BREEAM 'Outstanding' and includes a high thermal-performance façade minimising solar gain and heat loss that is also designed for disassembly and circular economy principles

From first sketch in 2021, planning approval in 2022 and on site in 2023, we now look forward to the building’s completion and launch in 2025.
